If you have a PGT window in San Francisco with a failed sash, worn balance, broken seal, or damaged frame, we stock PGT-compatible replacement parts and install them for a typical total of $220 – $540 per opening depending on the part and labor involved. Most single-part swaps are done in one visit, and we arrive with the common failure items on the truck so you’re not waiting on a second trip. The way most homeowners in San Francisco discover a failed part is quiet: a window that suddenly drops when opened, a sash that won’t stay up, condensation between the glass that never clears, or a lock that no longer seats. What starts as a minor annoyance usually traces back to one specific component, and matching that component to the right PGT series is the whole job.
Which PGT Models This Applies To
PGT manufactures several residential window lines that show up in San Francisco homes, and the replacement part has to match your series. The most common in this area are the 700 Series, 400 Series, and WinGuard impact-rated lines. Each uses different balance hardware, sash profiles, and weatherstripping dimensions. The fastest way we identify what you have is the etched corner mark on the glass or the label on the upper sash track, but if that is painted over or worn, we measure the sash thickness and the balance shoe profile. Here is the compatibility detail most owners never hear: PGT balances are not universal across series. A 700 Series block-and-tackle balance will not seat correctly in a 400 Series frame even if the length matches, and forcing it is how sashes end up crooked or dropped. We use OEM PGT parts when they are available, because the fit tolerances are tighter and the warranty stays intact. For discontinued hardware, we source quality aftermarket equivalents that match the original spec, and we tell you which option we are quoting before any work is authorized. Independent note: Lightwell Windows San Francisco is a local, independently owned service provider. We install and replace PGT products, and we are not affiliated with PGT Industries.

Signs Your PGT Window Replacement Is Failing
- Sash drops or slams shut from the open position. The balance system, usually a block-and-tackle or spiral balance, has lost tension. In San Francisco’s damp marine air, the nylon bearings inside the balance wear faster than they do inland, so this failure is more common here than in dryer parts of California.
- Condensation or haze between the glass panes that never dries. The insulating glass unit, or IGU, has lost its seal. Once the desiccant inside the spacer bar is saturated, the only permanent fix is replacing the glass unit, not wiping the surface. Fog from San Francisco humidity will keep returning until that seal is replaced.
- The window is noticeably harder or easier to open than it used to be. Hard operation usually means the pivot bar or hinge has worn out of round, or the weatherstripping has swollen from moisture. Too-easy operation can mean the balance has disconnected entirely inside the frame channel.
- Drafts or visible daylight around the sash perimeter when closed. In older PGT windows, the compression weatherstripping at the meeting rails compresses permanently after several years. In the Sunset District and Richmond, where the marine layer pushes consistent moisture against west-facing windows, we see this striping fail faster than anywhere else in San Francisco.
- The lock no longer catches or the sash sits visibly crooked. A misaligned sash is usually a bent pivot bar or a stripped balance shoe, not a frame problem. This is often repairable with a part swap rather than a full window replacement, which matters when the frame is still in good shape.

AfterReplacement Cost & What’s Included
Here is what replacement costs in San Francisco for the parts we handle most. The ranges below include the part and our labor to install it, with nothing added at the end.
- Balance replacement (single sash): $180 – $280
- IGU (insulated glass) replacement, standard size: $320 – $540
- Lock and keeper replacement: $120 – $190
- Full sash replacement (matched to existing frame): $410 – $680
- Complete window replacement, installed: $850 – $1,700 per opening depending on size, glass package, and access
What drives the range is mostly glass and hardware configuration. Impact-rated glass costs more than standard annealed, and a third-floor Sunset access costs more than a ground-floor Noe Valley install because the crew needs more time and setup. Every quote we give includes the part, the labor, disposal of the old piece, and the 365-Day Done Right Promise: if the finished work is not right, we make it right, no debate and no countdown. We put that in writing before we touch the frame.
DIY or Call Us?
There are things worth checking yourself and things that are not. You can safely check the corner etch on the glass, read the label in the track, and note whether the sash sits square in the frame. You can also clean the track and the weatherstripping with a dry cloth, which solves more minor sticking than anyone wants to admit. What is not safe to attempt: removing a sash with a loaded spiral balance (the spring tension can unwind fast), replacing an IGU without knowing the desiccant and sealant spec, or forcing any replacement part that is close but not exact. We have unwound too many homeowner-installed springs that were one turn away from taking off a finger. Keith Yamada reads the existing frame before a single panel comes off, because what the original builder intended usually matters more than what is convenient to replace. If you are unsure whether your part is safe to handle, call us at (831) 480-4124 and describe what you see. We will tell you honestly whether it is a five-minute check or a service call.
FAQs
Most PGT balances, locks, and weatherstripping last 10 – 15 years in San Francisco homes before they show meaningful wear. The marine layer accelerates nylon and rubber component aging on west-facing windows in the Sunset and Richmond, where we see seal failures and balance wear several years earlier than east-facing windows in the Mission or Potrero. Your window’s orientation matters more than the window’s age for judging how soon a part will need replacement. If you are chasing a recurring draft or a sash that won’t stay up, call (831) 480-4124 and we will give you an honest read on whether a part swap fixes it.
In most cases, no part on a modern PGT window is meant to be repaired. Balances are sealed, glass units are replaceable only as a whole, and locks are cast in one piece. The exception is minor track cleaning and weatherstripping re-seating, which are maintenance steps, not repairs. The good news is that a targeted part replacement is usually far less expensive than replacing the entire window, so the repair-versus-replace question tends to resolve itself. For an exact quote on your specific part, call (831) 480-4124.
Most single-part replacements, like a balance, lock, or standard IGU, are done in one 60 – 90 minute visit. Full sash replacements run closer to two hours. If the part is a discontinued size we need to order, the visit gets split into a 20-minute measurement call and a follow-up install once the part arrives. We keep the most common PGT parts stocked on the truck, which saves most San Francisco customers a second trip. If you want to know whether your part is one we stock, call (831) 480-4124 with the corner etch or label information and we’ll check before we arrive.
We stock common PGT balances, pivot bars, lock sets, and weatherstripping on our truck, especially for the 700 Series and WinGuard lines we see most often in San Francisco. Less common items, like impact-rated IGUs in non-standard sizes, are ordered from our supplier network and typically arrive within 3 – 7 business days. If you also have CGI, CWS, or ES Windows doors or windows in the house, we stock compatible hardware for those as well. Tell us the series and the part that failed when you call (831) 480-4124 and we can usually tell you whether it is a today job or an order-and-return job.
