How Lightwell Windows San Francisco Was Born in San Francisco

Keith Yamada remembers the day clearly. A homeowner in the Richmond District called him about a window installation gone wrong. Another company had cut corners on flashing, and the first winter rain sent water down the inside of the wall, warping the drywall and soaking the hardwood. The homeowner had paid upfront and couldn’t get anyone back on the phone. Keith stood in that living room, looking at a family’s home damaged by work that should have been simple, and something shifted in him.

He’d been in the trade for years by then, doing window and door work across the Bay Area. But this moment in San Francisco crystallized what he already believed: homeowners deserved better. They deserved a written price before work started. They deserved installers who treated the house like it mattered. They deserved a crew that cleaned up when the job was done. In 2010, Keith brought the Lightwell Windows & Doors brand to San Francisco with exactly that promise. Clear views and a clean install. No vague estimates, no disappearing crews, no warped drywall.

Keith Yamada’s Personal Connection to the Windows & Doors Trade

Keith didn’t grow up dreaming about window frames. He grew up watching tradespeople work, the kind of people who measured twice and wiped their boots at the door. What pulled him into windows and doors was the moment of transformation. He remembers the first time he helped remove a rotted wood sash from an old San Francisco Victorian and saw how the room changed when the new window went in. The light hit differently. The air moved differently. The whole room breathed.

That feeling never left him. There’s a rhythm to this work that Keith describes as almost meditative. The smell of fresh millwork, the weight of a steel door as it swings true on its hinges, the sound of a window locking into place with that solid, certain click. Those small sensory details add up. But what really gets him out of bed is the look on a homeowner’s face when they see their kitchen with new glass, or when they realize the draft that bothered them every winter morning is gone.

Over the years, Keith has seen how much this work matters to families. A young couple in Bernal Heights choosing their first replacement windows. A growing family in Noe Valley adding a sliding door so the kids can reach the backyard. A homeowner in the Castro finally replacing fogged, failed double panes that made their view look permanently overcast. If Keith weren’t doing this work, he’d probably be restoring something old. He has a deep respect for the bones of San Francisco homes and the craftsmanship they represent. He treats window and door replacement as a continuation of that craftsmanship, not a quick swap.

Ten-plus years of this work has taught Keith something simple: people don’t want to be overwhelmed. They want someone calm who explains the price before the work starts, someone who asks before moving the furniture, someone who leaves the house cleaner than they found it. That’s not a marketing line to Keith. That’s just how the work should be done.

Meet Keith Yamada – The Person Behind Every Job

Keith Yamada is the Owner & Founder of Lightwell Windows San Francisco. He leads a local team that lives and works here in the city. His background is hands-on, built through years of window and door installation and repair across San Francisco and the East Bay. Keith’s team works with brands like ECO Window Systems, Therma-Tru, and ViewLux, choosing products that suit San Francisco’s unique housing stock and climate.

What separates Keith from a corporate franchise technician is simple: he’s here. He knows what fogged glass looks like against a Pacific Heights view. He knows how the salt air near the Sunset affects frames. He knows which neighborhoods have historic review standards. Off the job, Keith is a tinkerer. If something in his own home is broken, he can’t rest until it’s working again. That same restlessness drives the standard he holds for every window and door that carries the Lightwell name.

Here’s Keith’s commitment to you, in his own words: “If we wouldn’t put it in our own house, we’re not putting it in yours.”

Our Promise to San Francisco Homeowners

The Cedarwell Care Promise is the standard behind every job we do. It’s not a vague set of ideals. It’s a code, and we call it C.A.R.E.: Clean up like it is our own home. Ask before we move or touch anything. Respect the family’s time and quiet hours. Explain the price before the work.

That last one matters most to us. Every job gets a written price before any work starts. No surprise charges halfway through. No vague verbal estimates that grow later. You’ll know the price range in dollars before you commit, and you’ll get a line-item quote for exact work. We also think about what a home means to a family. Shoe covers and drop cloths inside the house. Quiet tools when the kids are asleep. Pet-safe products where there’s a choice. A photo of the clean-up before we leave. These aren’t extras. These are the baseline.

Our Credentials

  • State-licensed: Every pro working under our name is required to hold the license and insurance their state requires.
  • Insured & bonded: We carry the coverage homeowners should expect before allowing any contractor into their home.
  • Local experience: Keith has more than a decade of window and door work in San Francisco and the surrounding Bay Area.
  • Built on reputation: Our work in neighborhoods across San Francisco, Berkeley, and Walnut Creek has earned us a strong local standing.

Why do these credentials matter to you? Because someone working inside your home, around your family and your belongings, should be accountable. A license means there’s a standard. Insurance means there’s a safety net. And a local reputation means there’s a track record you can actually see when you talk to neighbors or drive past homes where we’ve worked.

Rooted in San Francisco

We serve the whole city, from the fog belt of the Sunset to the sunnier stretches of the Mission. We’ve worked in homes in Noe Valley, the Richmond, Bernal Heights, Pacific Heights, and the Castro. We also reach across the bay to Castro Valley, Danville, Berkeley, San Leandro, Walnut Creek, Burlingame, Piedmont, Daly City, South San Francisco, Martinez, and Lafayette. This is our home. If you see one of our installs in your neighborhood, that’s the work we’re proud to leave behind.
