When you book a window or door job with us, you’re not getting a rotating cast of subcontractors you’ll never see again. You’re getting the same crew, week after week, most of whom have been installing glass in San Francisco’s fog belt for years. We work the Sunset, the Richmond, Noe Valley, Bernal Heights, Potrero Hill, and everywhere in between. What unites us is simple: we treat your house the way we’d want someone to treat ours, and we don’t leave until the job is actually done right. Keith Yamada runs the crew, and he’d tell you the same thing over coffee that he’d tell you on a job site: measure twice, cut once, and don’t rush the caulk line.

Our People
Keith Yamada, Owner
Keith has been with the Cedarwell network since 2010, which means he’s seen just about every window situation San Francisco can throw at a contractor: Victorian sashes that haven’t opened since the Reagan administration, marine-layer rot on west-facing frames, and bay windows that leak in ways that make you question the original builder’s sanity. He’s the one who signs off on every estimate, and he still walks job sites himself. Keith runs on a simple rule: if the finished work isn’t right, Lightwell makes it right. No debate, no countdown. He’ll be the first to tell you that a foggy San Francisco morning is actually a gift when you’re checking for drafts. He lives in the Outer Sunset, so he’s not driving in from Tracy; he’s in the neighborhood, and he plans to keep it that way.
Marcus T., Lead Technician
Marcus has been setting windows and hanging doors for over a decade, and he’s the guy who handles the tricky retrofits: the out-of-square openings, the stucco exteriors that need careful flashing work, the second-story jobs where the ladder setup makes all the difference. He’s certified on PGT and CGI impact-rated installations, which matters up here when the winter storms roll through and the wind whips off the Pacific. Marcus is methodical about sealing the rough opening before the new frame goes in, and he takes the time to explain what he’s doing if you’re the type who likes to watch. He’s also the crew’s unofficial music historian; if you hear classic soul playing low while he works, that’s Marcus. Don’t be surprised if he knows more about the Stax Records catalog than you do.
Elena R., Senior Installer
Elena started in residential remodeling before moving into windows and doors full time, and she brings a carpenter’s eye for detail that you only get from somebody who’s framed walls themselves. Her specialty is door installation: setting the jamb plumb, adjusting the sweep, making sure a Therma-Tru or ViewLux entry door actually seals against a San Francisco winter draft. If a door slab isn’t closing right or the deadbolt doesn’t throw cleanly, Elena won’t call it done until it does. She’s also the one most likely to notice you have a toddler napping and suggest we stage the noisy cutting in the front yard, not the back. When she’s not on a job, she’s hiking the coastal trails down near Pacifica, so she’s got strong opinions about which weather stripping holds up to salt air.
Sam P., Service Coordinator
Sam is the person who answers when you call with a question at 6:30 on a Tuesday evening. She’s been coordinating jobs around San Francisco for years, and she knows the city’s permit quirks, the parking realities of every neighborhood, and exactly how long it actually takes to get a truck through Chinatown on a Saturday. Sam handles scheduling, walks you through your written price, and makes sure the crew has everything staged before they show up. She’s the one who sends the photo of the clean-up before we leave, so you can see the floors and furniture were protected with drop cloths and shoe covers on every visit. Sam is a plant person, and she’s genuinely excited when a job involves replacing a fogged picture window that’s been blocking someone’s houseplant light for years. A light well is what brings daylight deep into a building; Sam would argue that’s exactly what a well-installed window should do for your home.
One Standard, Every Job
Every Lightwell location is part of the Cedarwell network, and that means something specific on every single job in San Francisco. The C.A.R.E. values are not a poster in an office; they’re how the crew actually behaves when they’re in your house. We clean up like it’s our own home, which means shoe covers at the door, drop cloths down before the first tool comes out, and a photo of the finished clean-up before Marcus, Elena, or anyone else gets back in the truck. We ask before we move or touch anything, because that china cabinet by the window has been in your family longer than we’ve been in business. We respect the family’s time and quiet hours, which is why we’ll coordinate with you if a baby’s nap schedule or a pet that startles easily means adjusting when the saw comes out. And we explain the price before the work, always, with a written quote handed over before anything gets ordered or cut. That’s the Cedarwell Care Promise, and it’s the same standard we’ve operated to since 2010. Keith doesn’t consider it a selling point. He considers it the bare minimum, and he expects every person on this page to hold the line.
