ES Windows impact-rated garage doors in San Francisco typically cost between $3,800 and $7,200 installed, depending on size, track configuration, and whether the existing opener needs retrofitting. We stock ES Windows-compatible hardware and weatherseal components on our trucks, and most single-door replacements are completed in one visit. Owners usually discover the failure in one of two ways: a door that suddenly binds on the tracks during a foggy morning, or a seal that no longer holds back the fine dust that rolls in off Ocean Beach.
What surprises most San Francisco homeowners is that the impact door itself rarely fails all at once. The frame, rollers, and weatherstripping degrade incrementally, and the visible result is usually a door that works but does not protect the way it should. That is the moment to call before a small roller problem becomes a bent track and a much larger invoice.
We are an independent San Francisco service provider, not affiliated with ES Windows. That independence matters because it means we recommend the part that fits your door and your budget, not the one a manufacturer’s program tells us to push. Keith Yamada has been reading ES Windows frame details in the Sunset District long enough to know that the marine layer punishes weak seals harder here than almost anywhere else in the Bay Area.
Which ES Windows Models This Applies To
ES Windows produces impact-rated garage doors in three San Francisco-relevant series: the ES-Impact (single and double panel), the ES-Impact Pro (reinforced stile construction), and the older ES-Storm Series still found on many homes built between 2005 and 2015 in neighborhoods like the Richmond and Parkside. The compatibility gotcha we see most often: the roller diameter is not universal across these series. The ES-Impact uses 2-inch nylon rollers, the ES-Impact Pro uses 2.5-inch steel-bearing rollers, and the older ES-Storm shipped with 1.75-inch rollers that are no longer manufactured. If you swap a Pro track onto an original ES-Impact door without changing the rollers, the panel binds at the top of the radius.
The reliable way to identify your door is the metal label plate on the left side jamb, about 18 inches off the floor. It lists the model, the impact certification number, and the design pressure rating. If that label is gone (common in coastal neighborhoods where salt air eats the adhesive), measure the roller diameter and the thickness of the bottom weatherseal channel. Those two numbers narrow it down in about two minutes.
For ES Windows doors specifically, we recommend OEM rollers and OEM weatherseal whenever they are available. The aftermarket equivalents are usually generic vinyl that fits loosely in the ES channel and lets air through within the first year. Hinges and brackets are a different story: there are good American-made aftermarket options that match or exceed the OEM spec, and we will offer both with honest pricing so you can decide.

Signs Your ES Windows Impact Garage Doors Is Failing
- The door shudders or binds halfway up the track. This is almost always a roller problem. In San Francisco, the culprit is frequently corrosion from fog-driven moisture up the side jamb. The bearing seizes, the roller flat-spots, and every cycle grinds it further out of round.
- The bottom seal no longer touches the concrete evenly. ES Windows doors rely on a thick primary seal at the bottom panel to stop water intrusion. When the seal’s inner rib flattens (usually after 4 – 6 years of Bay Area temperature swings), you will see daylight under one corner and start finding leaves or dust just inside the door.
- You hear a metal-on-metal rattle while the opener runs. The hinge pins on ES Windows doors are aluminum with a steel bushing. Once the bushing wears, the pin rattles inside the hinge leaf. It sounds small. Left alone, the play transfers to the panel stiles and loosens the track mounts.
- The panel surface is delaminating or bubbling along the bottom edge. Salt-saturated fog is relentless. When the factory edge seal fails, moisture wicks into the panel core. You will see it as a dull ripple under the paint first. The panel does not need to collapse to lose its impact rating; a delaminated panel is compromised.
- The door is visibly out of level when closed. It leans left or right by more than a quarter inch. An out-of-level door means the torsion assembly or the track brackets have shifted. If ignored, the rollers climb the track ends and the panel can come out of the guides entirely.

AfterReplacement Cost & What’s Included
The installed price for an ES Windows impact garage door replacement in San Francisco runs from $3,800 for a single-bay, standard-track replacement to $7,200 for a double-bay or custom-width door with new track and opener realignment. Three things move the number: door width (anything over 9 feet goes custom-spec on the panel), the condition of the existing track (we always inspect before we quote), and whether the torsion assembly needs a conversion from older ES-Storm to current ES-Impact geometry.
Every quote we give is a written, line-item price. The parts are separated from the labor. You will see exactly what the rollers cost, what the weatherseal costs, and what our time costs before we start. Our crew works under the Cedarwell Care Promise: shoe covers and drop cloths on every visit, a photo of the clean-up before we leave, and a written price before any work starts. That is not a promotion. That is how Keith runs every job, including yours. The labor is covered by our 365-Day Done Right Promise. If something is not right after the install, we come back and make it right. No debate, no countdown.
DIY or Call Us?
Here is the honest split. You can safely check the label plate, measure the roller diameter with a caliper, photograph the bottom seal channel, and watch the door through a full open-close cycle from a step ladder. What you should not do is attempt a roller, hinge, or track repair on an impact-rated door yourself. The torsion on an ES-Impact door holds meaningful spring tension, and the panels are heavy. A spring that releases under load or a panel that drops off its guide can cause serious injury. This is the one part of the garage where we will always recommend a trained professional, even if you are handy.
If the door is binding, jamming, or rattling, call (831) 480-4124 and describe what you are hearing. We will tell you whether it is safe to keep using the door until we arrive. That call costs nothing, and you will talk to a real person.
FAQs
The panel and track on an ES Windows impact door typically last 15 – 20 years in San Francisco, but the wear parts (rollers, weatherseal, hinge bushings) need replacement every 4 – 6 years because of fog-driven moisture and salt air near the coast. Homes in the Sunset and Richmond tend to be on the shorter end of that range. Replacing the wear parts on schedule protects the panel and buys years of life. Call (831) 480-4124 and we can inspect your door and give you a written condition report.
Yes, in most cases we repair the door rather than replace it. Rollers, weatherseal, hinge bushings, and track alignment are all repairable at a fraction of the cost of a new panel. We only recommend full replacement when the panel core is delaminated, the track is bent beyond straightening, or the torsion assembly has failed and the door geometry is outdated. We will quote you both options and let you decide with a written price for each.
A standard single-bay ES Windows roller and weatherseal replacement takes 2 – 3 hours. A full door replacement with new track and opener realignment takes about one full day. We will tell you the time window during the estimate, and we respect quiet hours if you have a baby napping. Our techs are background-checked, uniformed, and they follow the C.A.R.E. values: Clean up like it is our own home, Ask before moving or touching anything, Respect the family’s time and quiet hours, and Explain the price before the work.
We stock ES Windows-compatible rollers, weatherseal, hinge pins, and track brackets for the ES-Impact and ES-Impact Pro series on our trucks. We also carry parts for PGT, CGI, and CWS when a home has mixed-brand doors. For rare ES-Storm Series components, we order direct from our supplier network, usually arriving in 3 – 5 business days. We will tell you during the estimate whether the part is on the truck or on order, so there is no surprise.
