PGT Window Installation: The San Francisco Owner’s Guide

PGT window installation in San Francisco typically runs $450 – $1,200 per window for a full-frame replacement, with retrofit inserts landing between $350 – $850 depending on the series and glass package. We stock PGT-compatible hardware, sash balances, weatherstripping, and lock sets on our trucks, so most repairs and replacements are done in a single visit. The usual call starts the same way: a window that won’t stay up, a crank that spins without moving the sash, or a room that suddenly feels draftier than it did last winter.

Most San Francisco homeowners discover a failing PGT part because the window worked fine until it didn’t. Maybe the vinyl track cracked during a rare heat spike, or the marine layer finally got to a balance spring that had been quietly corroding for years. PGT builds a solid product, especially their impact-rated lines, but San Francisco’s salt air and fog cycles put pressure on hardware that inland windows never see. The good news is that most PGT parts are identifiable in five minutes and replaceable the same day.

Which PGT Models This Applies To

The parts you’ll find on a PGT window depend on the series. The WinGuard and PremierVue lines are the ones we see most often in San Francisco, especially in the Sunset and Richmond districts where wind-driven rain makes impact-rated glass worth the investment. The SpectraGuard and ClassicVue series show up in mid-century homes and newer infill construction. Each series uses slightly different balance hardware, and you cannot swap a PremierVue sash balance into a ClassicVue frame without modifying the shoe, even if the window widths look identical.

To identify your PGT window, look for the etching in the corner of the glass: PGT stamps the series name, glass type, and a manufacturing date code directly in the corner, usually bottom-right. The label on the top of the sash or inside the frame channel will also list the exact width, height, and glass make-up. If the label is faded or painted over, remove the sash and check the balance channel; PGT embeds a part number there on most models made after 2005. When it’s time to replace hardware, we recommend OEM PGT parts for anything structural, like balances, hinge arms, and lock keepers. For weatherstripping and glazing bead, quality aftermarket equivalents from C.R. Laurence or Amesbury hold up just as well and cost less.

Signs Your PGT Window Installation Is Failing

  • The sash drops or won’t stay open. This is almost always a spent block-and-tackle balance or a broken coil spring. In San Francisco, the fog accelerates corrosion on the metal spring clips, so a window that worked fine in June may not hold position by October.
  • You feel air moving around the sash, even when locked. The wool pile weatherstripping in the meeting rail compresses over time. PGT’s standard pile is decent, but five to seven years of exposure to damp air leaves it flat and useless. The fix is a new pile strip, not a new window.
  • The crank spins but the sash doesn’t move. On PGT casement and awning windows, the gear mechanism inside the operator strips when the sash hinge gets stiff. Homeowners often keep cranking harder until the teeth shear, which turns a $40 hardware fix into a full operator replacement.
  • Condensation forms between the glass panes. That’s a failed seal in the insulated glass unit. PGT’s edge seals are good, but once the desiccant inside the spacer bar is saturated, nothing brings the clarity back. The glass unit gets replaced, and the frame usually stays.
  • The lock or keeper is loose, or the sash won’t seat fully against the frame. This one is often a bent keeper or a shifted frame caused by foundation settling. San Francisco’s older homes settle constantly, and a gap at the lock rail is the first sign. Sometimes it’s a simple keeper adjustment; sometimes the sash needs re-shimming.

Replacement Cost & What’s Included

In San Francisco, expect to pay $45 – $120 for a PGT sash balance replacement, $80 – $220 for a crank operator and hinge set, and $150 – $400 for an insulated glass unit swap depending on the glass package and whether the unit is impact-rated. Full window replacement with a PGT SpectraGuard or ClassicVue unit runs $450 – $850 per opening installed. PremierVue and WinGuard replacements land between $700 – $1,200 because of the heavier frame and glass requirements.

Our written quote always separates parts from labor, so you see exactly what the hardware costs and what the installation costs. We charge a flat trip and labor rate for each opening, never an hourly rate that creeps upward. If the job turns out to be a $25 weatherstripping replacement instead of a new window, that’s what you pay. The work carries our 365-Day Done Right Promise: if the repair or install isn’t right, we come back and make it right.

DIY or Call Us?

Some things are safe to check yourself: whether the lock keeper is loose, whether the weatherstripping is visibly compressed, whether the tracks are gunked up with salt residue. Cleaning debris from the shoe channel and tightening visible screws is reasonable homeowner work. But we’d stop short of pulling a PGT sash out of its frame. The balancers are under tension, especially on WinGuard units with heavy laminated glass. If a balance shoe releases unexpectedly, the sash can drop hard enough to crack tile, dent a floor, or pinch fingers. Vinyl frames also flex; prying at the wrong spot leaves a permanent bow you’ll see every time you close the window.

Keith Yamada’s rule comes from the job site: measure it until it’s boring, then cut once. Same applies to window hardware. If you’re at all unsure about the part number or the condition of the frame channel, call us at (831) 480-4124. We’ll identify the part over the phone often before a truck even rolls, and you’ll have a written price before any work starts.
